1. How do I start?

The first thing you need to have after acquiring your land is the blueprints.  Contact us to set up a free consultation at your convenience where we can discuss the views, nature of the terrain, orientation to create an energy efficient home and the design in general to create your custom home.  

2. How do I design my house?

Many clients bring ideas that we can put to work with alterations while others have brought us paper napkins with sketches that they have designed over dinner before coming to our office. We put these ideas together and take about one and a half hours in our first meeting to discuss what you have in mind, put it together in notes and sketches that will give us our first draft of which several more will come after you have reviewed them and adjust to your specifications.  Whether it is a smaller home or a great mansion we like to give it a “wow” effect as people drive up to it and walk inside.  In doing this we take into account your wishes and budget.

What about interior design?  Our experienced in-house designers will walk you through flooring, plumbing, cabinet, lighting and all other necessary selections to complete your home beautifully and we employ the same care in designing your home as we would in designing our own.  If you like, we can also refer extremely competent interior designers to meet with you to aid in the crafting of your home. 

3.  How long will it take to build my home?

It will depend on the size, design, and specifics of each home.  Some homes will take eight months while others may take twelve and yet others may take longer.   We typically finish more quickly than other builders but we will never sacrifice quality for speed.  

4.  What is not included in your base price? 

We want you to know upfront exactly how much your home will cost.  We feel that being honest and straightforward always proves the best policy.  Our base price covers the home itself and we can advise you on those things that are not included in our base price, which is the following: 

Land/Difficult Building Site:
We work closely with a team of real estate agents to help you find the perfect parcel, or we can walk your existing land to give you an idea as to any possible engineering or earthwork necessary to build on your land.  If the terrain is too rocky or steep it may need special engineering and special equipment but we do include for fairly flat terrain two to three days of heavy equipment to build your pad.

 
Blueprints: 
 We can use your existing blueprints or our sister company, Macoyosh Drafting can craft your custom home plans at an excellent price!  

Permits:  

The cities and counties in Southern Arizona require permits before we begin building.  Each municipality charges a different amount for permits, so we cannot include that amount in our base price.  We will do your legwork in getting permits through the HOA and municipality to get ready to break ground. 

Utilities:  

We include 80 feet of utility lines in each home, which usually satisfies the needs of most neighborhood associations.  If your home and land require a    longer utility line, we can supply that as well.  Each home and parcel of land are unique, so we cannot include a standard price that would work for each house.  

Septic System:  Not all homes require a septic system instead of a sewer line, and the system we use will be appropriate for your specific home.  As different systems have different costs, we cannot include it in our base price.  If you don't have septic,  your cost to connect to the sewer line will be very close to what your septic will be assuming it would be a normal septic instead of an alternative system. 

Landscaping/Hardscape:
 We will reseed, clean and smooth out the grounds around the house at no cost.   We have excellent teams of hardscape specialists who do an excellent job on pavers, fireplaces, walls et cetera.
